CENTRAL MANITOULIN—A trial balloon listing of a Carter Bay property has been placed on the realtor Multiple Listing Service (MLS) to test the waters for a new development project for the property.
It has been confirmed that an offer to purchase the Carter Bay property from owners Blue Goose Pure Foods is expected to close on May 31 and the property listing will indicate whether the concept has some traction in the market place.
The Carter Bay property has proven problematic for its various owners since the 1960s and development of the property’s lots has been stymied due to a lack of an approved plan of subdivision. At present, building permits on lots in the former Carter Bay development have not been approved pending the submission and approval of a plan of subdivision. The property is made even more complex by the number of lots that have been sold to individuals since the project was first envisioned.
The new developer has declined to step forward, but sources indicate that the hopeful purchaser is confident that a revised plan of subdivision is not only possible, but “ready to file.” Given the location and size of the initial properties that will be offered for sale, the developer is said to be confident that the plan will be successful.
Realtors contacted by The Expositor admitted familiarity with the potential sale and some broad parameters of the development project, but could not confirm or deny most of the details.
The trial property is listed under the MLS number X3189743 at realtor.ca. It is described as being at 1 Government Road in Central Manitoulin, consisting of a 200 by 450 foot, 4.99 acres lot and is listed at $150,000. The listing company is Century 21 Leading Edge Realty Inc. Brokerage and the lot has been listed by sales representative David J. Beaton.
